How Much Does an EPC Cost in Birmingham? (2026 Prices)

Advertised prices for a domestic EPC in Birmingham run from about £35 to £120. Where a particular quote lands depends mostly on the size of the property and on what the headline price leaves out. This guide covers both, and when you don't need to pay for an EPC at all. If you only want my figures, they're on my EPC prices in Birmingham page.
Short answer: I charge £65 for a studio or one-bedroom flat, £85 for any two-bedroom property or a three-bedroom house, and £95 for a house with four bedrooms or more. That includes lodging the certificate on the government register. There's no booking fee and no travel charge, and you pay on the day of the visit. Other property types are priced on the phone.
What EPCs in Birmingham are advertised for
On 19 October 2026 I searched Google for "EPC cost Birmingham" from a Birmingham location and noted the domestic EPC prices on the first page:
- The lowest headline price was from £34.
- Most "from" prices sat between £39 and £59.95.
- The highest "from" price was £74.95.
- A trade directory put the usual range at £65 to £120.
Two things stand out. Almost every figure is a "from" price, which usually means the smallest property. And at least one was quoted plus VAT: £59.95 + VAT is £71.94 when you pay.
There is no official price for an EPC
The government doesn't set what an EPC costs. Each assessor or company sets its own price. What is fixed is the process. Only an accredited domestic energy assessor can produce an EPC, and every certificate has to be lodged on the national register. Lodging goes through the assessor's accreditation scheme, which charges for each certificate lodged, so that fee is part of every EPC price, whoever you book with.
What actually decides the price
Mostly, the time the job takes. That comes down to how much there is to measure and record.
- Size. Every room is measured, and the windows, heating and light fittings are all recorded. More rooms means a longer visit and more to enter afterwards. That is why most assessors price by bedrooms.
- Complexity. Extensions, loft conversions and conservatories are often built differently from the original house and have to be assessed separately. A three-bed semi with a rear extension and a loft conversion takes longer than a plain three-bed terrace.
- Travel. Some national booking sites add a charge once the property is outside a set distance from their nearest assessor.
Two things don't change the price: whether you're selling or letting, and what rating the property ends up with. A rental EPC and a sale EPC are the same certificate.
What Birmingham homes look like on the register
The government publishes every EPC lodged in England and Wales. In the twelve months to 30 September 2026, 33,916 domestic certificates were lodged for properties in Birmingham:
- 59% were for houses and 34% for flats. The rest were bungalows and maisonettes.
- Among houses and bungalows, mid-terraces were the most common (41%), then semi-detached (35%), end-terraces (17%) and detached (8%).
- The median flat was 53 m² and the median house 83 m².
- 44% of the certificates were for a rental and 33% for a sale.
So the typical Birmingham EPC is for a terraced or semi-detached house of around 80 m², or a flat of around 50 m², and most local prices are built around those properties.
Why "from £39" isn't always £39
A low headline price can be a perfectly good deal. Before you compare, check that it's the price for your property:
- Is it the price for your size? "From" usually means a studio or one-bed flat. Look for the figure for your number of bedrooms.
- Is VAT included? A price quoted "+ VAT" is 20% higher when you pay. My prices have no VAT added.
- Are there fees on top? Look for booking fees, card fees and travel charges beyond a set radius.
- Who actually comes out? Many low-cost national sites are booking platforms that pass the job to a local assessor. That isn't necessarily a problem, but it's worth knowing who to ring if something on the certificate needs correcting.
- When is it lodged? A cheap EPC that arrives after your listing goes live has cost you more than it saved. Ask when the certificate goes on the register, not just when the visit is.
When you don't need to pay for one at all
An EPC is valid for ten years and covers both selling and letting. Before you book anyone, look your address up on the government's Find an energy certificate service. It's free, and you can download any valid certificate there.
It's worth checking even if you think yours has run out. Looking only at certificates lodged since January 2012, about one Birmingham home in four (24%) has a latest certificate that is now more than ten years old. For the other three-quarters, the latest certificate is still within its ten years.
And an expired EPC only matters when you sell, let or build. If you're staying put and not letting the property out, you don't need a new one.
What it costs not to have one
If you market a home for sale or rent without an EPC, Trading Standards can issue a £200 penalty for each property (regulation 38 of the Energy Performance of Buildings (England and Wales) Regulations 2012). Landlords have a bigger number to think about. A rented home in England or Wales must be rated E or above unless a valid exemption is registered, and the fine for breaking that rule can reach £5,000 per property. My guide to EPC rules for landlords covers that in detail.
What my price includes
- A 30 to 45-minute visit by me, the assessor who produces your certificate.
- The certificate lodged on the national EPC register, where buyers, tenants and agents can find it.
- A digital copy emailed to you within 36 hours of the visit.
- The recommendations report, and a straight answer on which recommendations are worth doing.
- Appointments seven days a week, 7am to 10pm, with evenings and weekends at the same price.
- No travel charge anywhere I cover.
Nothing is paid up front. You pay on the day, by bank transfer or cash. If you'd like to know what the visit involves, here is what happens during an EPC assessment.

Common questions
Does an EPC cost more for a landlord than for a seller?
No. A rental EPC and a sale EPC are the same certificate, assessed the same way, so the price is the same. One valid certificate covers both for ten years.
Do your EPC prices include VAT?
There is no VAT added to my prices. The price shown is the price you pay.
Can I get an EPC for free?
Not a new one: a new assessment has to be paid for. But if the property already has a valid certificate, you can view and download it free on the government's Find an energy certificate service.
Do evening or weekend EPC appointments cost more?
Not with me. Appointments run seven days a week from 7am to 10pm, and every slot is the same price.
