Not sure which band your property falls into? Ring me on 07365 061790 and I’ll tell you the price before you book anything.

What decides the price

An EPC is priced on how long the assessment takes, and that comes down to the size of the property. A studio flat has one heated room, one heating system and a handful of windows to record. A four-bedroom house has considerably more of all three, plus a loft to inspect and usually an extension or a conversion with its own construction to work out.

That is the whole of it. The price does not change because you are selling rather than letting, and it does not change based on what rating you end up with. Nobody pays more for a poor result.

If your property sits awkwardly between two bands — a three-bed flat, a three-storey townhouse, a converted maisonette — call and describe it. I would rather quote you accurately on the phone than surprise you at the door.

What the price includes

  • The visit itself — 30 to 45 minutes at the property, depending on size.
  • The full assessment: construction, insulation, heating, hot water, glazing, lighting.
  • Your certificate lodged on the government’s national EPC register, where buyers, tenants and agents can find it.
  • A digital copy emailed to you, typically within 36 hours of the visit.
  • The recommendations report — and a conversation about which of them are actually worth doing.

Paying for your EPC

  • Nothing to pay up front, no booking fee, and no separate charge for the certificate.
  • You pay on the day of the visit, by bank transfer or cash, and I give you an invoice.
  • No VAT is added. The price on this page is the price you pay.
  • No travel charges, and evenings and weekends cost the same as any other slot.

How booking works

  1. 1Tell me about the property. Ring me, or request a booking online with the postcode, the type of property and the day and time of day that suit you.
  2. 2I confirm the price and the time. Nothing is booked until we have agreed both, so there are no surprises at the door.
  3. 3I visit, you pay on the day. The visit takes 30 to 45 minutes, and your certificate is lodged on the register and emailed to you within 36 hours.

If you’ve been quoted less elsewhere

You will find EPCs advertised for less than this, and a low headline price can be a perfectly good deal. Before you compare, check it is the price for your size of property, whether VAT is added, whether there are booking or travel fees on top, and who actually comes out. I go through each of these in what a cheap EPC quote can leave out.

For what it is worth: I am the person who comes to your property, I am accredited with ECMK, I carry professional indemnity and public liability insurance, and I am DBS checked. If you need something changed on the certificate afterwards, you ring me directly and I sort it.

When you need one

You need a valid EPC before you market a property to sell or to let — not before you complete, before you advertise. If you are renting the property out in England or Wales it also has to meet the minimum rating required for letting. A certificate lasts ten years and covers both selling and letting, so if the property already has one from the last decade you may not need a new one at all. It is worth checking before you pay anybody.

Not sure where you stand? Call and ask — I’ll tell you honestly, even if the answer is that you don’t need me.
