Why do you need an EPC?

An Energy Performance Certificate (EPC) is a legal requirement whenever a property is built, sold, or rented. It provides potential buyers and tenants with an indication of how energy efficient your home is.

Ratings range from A (very efficient) to G (inefficient), and most Birmingham homes land somewhere around D. The certificate also lists the improvements that would move your property up a band, which is the part people find useful and the part I will talk you through rather than just emailing you a PDF.

Frequently Asked Questions

How much should an EPC certificate cost in Birmingham?

Most Birmingham homes cost between £65 and £95 depending on size. I charge £65 for a studio or one-bed flat, £85 for two to three bedrooms and £95 for four or more.

Can any electrician do an EPC?

No. An EPC can only be produced and lodged by an accredited domestic energy assessor. An electrician, surveyor or estate agent cannot do it unless separately accredited.

How quickly can you get an EPC certificate?

I can usually visit within a day or two, and the certificate is lodged on the government register and emailed to you within 36 hours of the visit.

Can I get an EPC certificate for free?

No. A new assessment has to be paid for. But if the property already has a valid certificate you can view it free on the government register.

How do I check whether my property already has an EPC?

Search the government's Find an Energy Certificate service by postcode. Certificates last ten years, so you may not need a new one at all.

What is an EPC?

An Energy Performance Certificate rates a property's energy efficiency from A (very efficient) to G (inefficient). It is valid for ten years from the date it is lodged.

When do I need an EPC?

Whenever a property is built, sold or rented. It must be ordered before you market the property for sale or to let, not afterwards.

How long does the assessment take?

Between 30 and 45 minutes for most homes. Larger properties can take up to an hour. I work around you rather than the other way round.

Do I need to be home for the assessment?

Yes, or someone you trust does. I need access to every room, the loft hatch and the gas and electricity meters to complete the assessment properly.

What happens if I get a low rating?

The certificate lists recommended improvements with estimated costs and savings. I will talk you through which ones actually move your band and which are not worth it.

Is the EPC valid for both selling and renting?

Yes. One valid domestic EPC covers both, for ten years. There is no separate certificate for a sale and for a tenancy.

Are you accredited and insured?

Yes. I am an ECMK accredited domestic energy assessor, DBS checked, and I carry professional indemnity and public liability insurance.

How can I pay?

Bank transfer or cash on the day of the appointment, with an invoice provided. There is no booking fee and nothing to pay up front.

Do you cover commercial properties?

Not at present. I specialise in domestic residential assessments. Contact me anyway and I will point you to someone who does commercial work.
